IEPA Document Summarizer

Every Illinois EPA document for a site — found, read, and summarized.

Give us the property address. We pull every public record from the Illinois EPA Document Explorer, OCR, and summarize it.

Or start with 5 free reports

A free account gets you a dashboard, every report saved in one place, and your first five sites on the house.

We’re an independent review tool, not the Illinois EPA. The records we summarize are public and free from the state’s own Document Explorer.

How it works

One real site, start to finish — from an address to a verified report, with every source file labeled and yours.

  1. 1

    Tell us the site

Enter the property address. We show you every IEPA site on record nearby and how many documents each one holds.

The request form: a property address searched against the map, with the matching IEPA site and its document count
  2. 2

    We pull the files

We retrieve every public record from the IEPA Document Explorer.

The site's record in the IEPA Document Explorer showing 31 documents and 897 pages across two bureaus
  3. 3

    We summarize it

Every page is OCR’d and summarized. Remediation, contamination, USTs, institutional controls, and compliance history, in plain English.

A plain-English remediation summary and regulatory status written from the same site's documents
  4. 4

    You get a verified report

Decades of filings become one dated timeline.

The finished report for the same site: a dated timeline of releases, remedies, and closures
  5. 5

Every source file comes with it

Download the report and every source document as one ZIP.

The report’s evidence grid: a card for all 31 source documents, each named and dated, opening the actual PDF

Why hand it the whole site

The case for the full file — not just the handful of records you’d think to search for.

Nothing missed
The portal only shows what you search for. We take the entire file, so a critical record buried three folders deep doesn’t slip past you.
Hours → minutes
No downloading PDFs one at a time, no DocuWare viewer, no manual sorting. Thousands of pages become a summary you read in minutes.
Scanned paper, made searchable
Decades-old scanned documents are OCR’d into searchable, summarized text.
See the big picture
A complicated site can have hundreds of documents detailing sampling events and decisions made.

How to find IEPA documents yourself

Every Illinois EPA record is public and free — you can absolutely pull them without us. Our guide walks through exactly how, and where it gets hard:

  • Where the records live — the IEPA Document Explorer is the authoritative, free source for every site file.
  • The hard part — it searches by IEPA ID or Bureau ID, not street address, so finding the right ID is usually the first battle.
  • What it all means — NFR letters, LUST and UST records, SRP filings, and why a partial pull is a real due-diligence risk.
